Standing less than 400 feet away from public transportation, the commuter-friendly, two-story building houses units that feature distinctive layouts in one-, two-, or three-bedroom options. Phase One involves overall infrastructure, systems, and finish upgrades and enhancements for the entire 42,507 sf building. Phase Two focuses on interior renovations for the lobby, offices, and research facilities/laboratories located on the first floor. Custom-made wooden trusses add a unique level of craftsmanship to the vaulted ceilings of the open plan living room. The West-facing sun room provides panoramic lake views set against breathtaking sunset backdrops.

Follow a beautiful stone pathway to find a custom cedar sauna including indoor and outdoor showers within steps of the boat dock.

Taking precise care to not hinder the breathtaking mountain backdrop, the building is designed to be no more than five-stories tall. By taking special consideration of the community’s wants and needs, the design for The Hub underwent some changes from the Concept Review stage to the Site Plan Review stage: the original design was lowered by nine feet, the façade has been broken up by pushing back sections and creating a landscaped courtyard, and more stone and metal panels have been integrated into the façade design, with less emphasis on glass elements.

Exceptional amenities and plenty of areas for quiet study or group interaction means Hub Flagstaff has everything a student could need. The mezzanine level deck is generously equipped with a pool, cabanas, club room, fitness area, sports court, and seating areas.

6,933 sf of retail, restaurant, and office space is included in the development. A parking garage hidden at the core of the structure provides ample vehicle and bike storage. This programming feature eliminates street parking and embraces a focus on the area’s natural scenery.

Royal Danish Theatre

Located in the heart of a city surrounded by sea, the Royal Danish Theatre sought to combine the elements of land and water that make Copenhagen unique. Pulling inspiration from the maritime setting, the multi-functioned building impressionistically extends along the pier, floating amongst ships and sailboats like a vessel at berth.

The Royal Danish Theatre was designed to bring its inhabitants to life, similar to the theater performances that take place within its walls. The façade gently curves along the water, filtering sunlight while also providing deliberate openings that give inhabitants a glimpse of the beautiful views outside. More than just an enclosure for multiple stages, the building is a working theatrical machine that puts on its own performance every day and night.

The crown of the Royal Danish Theatre is an expansive wooden framework that encapsulates and bears the weight of the main stage and foyer. Boasting uninterrupted views of the surrounding landscape, this grand space becomes the patron’s proscenium – placing inhabitants in the spotlight of social attention. Penetrating through the roof, the circular crown structure shelters the fly tower while glowing from within like a lantern reflecting across the harbor.

Riga Exposition Centre

In an effort to provide sensational experiences for visitors, the Exhibition Centre sought to expand their facilities to include an auditorium, additional conference rooms, offices, and an additional exhibition space. The resulting design is prescribed to become an internationally recognizable landmark befitting the city of Riga’s 800 years of history blending the medieval with the modern.

Entering Riga by water, the landscape of the city reflects across the Daugava River with iconic buildings towering skyward similar to the tall trees in the vast Latvian forests. During the design process, we took inspiration from this initial impression, establishing a thriving public plaza and transcending the exposition center to rise above Kipsala Island.

When designing the Riga Exposition Centre, the goal was to create a multi-functional landmark on Kipsala Island that would replace the outdated design and functionality of the existing development.

On the east end of the three-acre Liberty Way development is an office building which houses the corporate headquarters for one of the Upper Peninsula’s largest healthcare providers, Upper Peninsula Health Plan (UPHP). The design includes a mix of private and open office spaces disbursed among formal and informal meeting and conference areas. This robust mix accommodates generous office and meeting spaces for the corporation’s key management and administration professionals.

In addition to on-grade parking, Liberty Way also includes a two-level underground parking structure. Accessible via a vertical circulation tower, the parking structure extends below an on-site driveway to connect all buildings within the development. These parking options provide plentiful spaces for employees and guests while adapting to extreme weather conditions prevalent in the Upper Peninsula.

The Collective on 5th artfully integrates the streetscape, a public plaza, and the building structure. The 12,000 sf public plaza spans the length of the property and includes calming water features, a performance stage, and various gathering areas.

The ground level at Collective on 5th serves as an access point for all the features of the building. The residential units located on the uppermost floors are accessed via a private lobby. A separate lobby provides access to the hotel and office suites. The remainder of the ground level, approximately 3,353 sf, is available for retail tenants. The building also accommodates 20,198 sf of office space. Across four floors, the hotel is comprised of 131 keys. The hotel includes a patio and public park, courtyard, indoor pool, common areas, and other amenities. Residential units average 1,000 sf each and include separate amenity spaces.

The two-level enclosed parking garage holds parking for 39 vehicles and includes ample bicycle storage for a greener contribution to the commute around town. Located in Chicago's River North neighborhood, the historic Tree Studios houses the Ivy Room and its annexed courtyard. Built in 1894, the historic space serves as a venue for special events.

Interior renovations were made on the first floor and lower level of the space to support in-house catering services. This work involved upgrades to the commercial kitchen.

The versatility of the space is enhanced through the integration of sophisticated room divides; these partitions make it possible for multiple functions to occur at the same time on the first floor. Renovation work extended to include interior finish updates, improve soundproofing, and create a pre-function wet bar space on the lower level.

This multi-unit commercial development accommodates three restaurant concepts, (Taco Diablo, LuLu's Dim Sum, and Five & Dime) that share one kitchen and back-of-house area. The second floors’ large outdoor rooftop patio features a full-service bar and restaurant. The expansive openings and trellis create an indoor/outdoor feel. The elevated outdoor space includes a grilling area with a lighted trellis that enhances the liveliness of Davis Street.

The building's facade compliments the context of adjacent buildings and creates a seamless streetscape transition. The resulting design demonstrates a modern feel with mixed materials such as wood and metal siding, brick masonry, and porcelain.

Leading a Planned Development approach with the local municipality in order to acquire necessary zoning approvals, our team crafted an innovative design for a new multi-family residential development. The development’s prominent location, surrounded by a retail district, Northwestern University, and public transportation, made the site ideal for transit-oriented apartments.

The building features condo-level finishes and an underground parking garage. It's designed with a modern feel that embraces clean lines articulated with punched volumes. The exterior showcases classic, timeless patterns of mixed materials such as brick masonry and metal paneling that are in keeping with the scale and character of the neighborhood.

Achieving LEED® Gold status, sustainable elements integral to the design include an extensive green roof, common areas powered by solar energy, low-flow fixtures, low-voc paint, and the use of recycled materials.

The country-style theme drives the design resulting in the incorporation of an aged, raw material look and feel. Ivy ceilings, retractable glass walls, reclaimed wood, raw steel, and clearstories reinforce the weathered, country style with a modern, open plan.

The first and second floors feature multiple bars, raised and lounge-style seating, dance floors, and a live performance stage. The interior/exterior transition is articulated with operable walls and outdoor patios and terraces. The outdoor spaces help to generate activity and excitement along The Park. With its raw materials, open feel, and mass structural pieces, the design relates back to the natural features of The Park and becomes an exciting, active venue within it.

Guggenheim Museum

The Solomon R. Guggenheim Foundation sought a design for a waterfront Guggenheim Museum with a year-round focus on culture and entertainment that serves as a gathering place for residents and visitors.

The foundation of our design begins by creating an integrated pedestrian connection between South Harbor and Tahtitornin Park. This landscaped surface extends the natural beauty of the park fabric across Etelaranta Street and down to the waterfront. The journey from hillside to harbor front actually penetrates the structure, blurring the boundaries between the public space of the city and the private space of the museum.

Turning the traditional layout of a museum inside out, the Guggenheim Helsinki provides visitors with an experience that alternates between interior and exterior spaces. The interior of the main exhibition hall can be viewed from the pathway outside as one circulates around the large architectonic form. From there, the design comes alive and unfurls into several natural gathering spaces where museum visitors can enjoy vistas where the city meets the water.

From grass and ivy ceilings to retractable skylights, transparent floors, and a centrally placed stage that hangs from the ceiling over the bar.

The first and second floors feature multiple bars, both raised and lounge-style seating, dance floors, and a live performance stage. Above the second floor, a mezzanine level includes premiere seating outfitted with beer and liquor taps. The 1,031 sf rooftop terrace has seating for over 100 patrons with views of the Chicago skyline.

The goal of this mixed-use, student-oriented development is to create a new state-of-the-art student residence tower with a vibrant street level commercial atmosphere and prized amenities situated throughout the building. The privately-funded development is located in downtown Madison adjacent to the University of Wisconsin campus.

The Hub houses a creative mix of studio, one-, two-, three-, four- and five-bedroom units. Each bedroom contains a private bathroom along with generous living areas. Amenities found on the second floor overlook State Street. The development features a rooftop pool. Tenant space on the first floor of the building allows for retail or restaurants which enhance and celebrate the exciting streetscape that exists on State Street. Tucked in to the first two levels and fully screened from adjoining streets, is a parking structure with spaces for 120 vehicles, 70 mopeds, and 429 bikes.

This extended stay hotel is the largest building of the urban square development Liberty Way. The hotel is made up a mix of studio, one-, and two-bedroom units. Each unit is fully equipped kitchen and flexible storage areas. To create a sense of home away from home, the hotel’s traditional amenities—a fitness center and laundry facilities—are enhanced with multiple social gathering areas located throughout the building.

The first floor features a two-story great room where guests can dine and lounge while enjoying sweeping lake views of the Marquette hillside beyond the outdoor terrace. Amenities on the terrace include a fire pit, barbecue area for outdoor entertaining, and seating for 120 guests. Also located on the first floor is a business center, conference room, and a cozy den for relaxing. The remaining three floors accommodate the 100+ guest rooms each thoughtfully appointed with amenities coveted by extended stay guests.

The overall design aesthetic of the building is reflective of the rhythm of Marquette’s historic buildings and includes the use of reddish sandstone native to the area.

Building on existing cultural and commercial assets in the city center, the award-winning Bodo Culture House is strategically designed to enhance program functions, activate adjacent streets and the harbor front, and create visually dynamic volumes from a variety of vantage points. The design results in an iconic theater comprised of interlocking forms.

The arced layers of translucent skin reveal the life of the building between its structural ribs, while light passing through its varying layers of opacity creates a sculptural beacon across the water.

The primary entrance allows patrons to enter between layers of glass curtain wall that arc like a boat’s hull. To access the theater halls, patrons ascend the grand stair that leads to the third floor interior terraces. The main theater’s seats cascade downward, showcasing the performance stage. The more experimental small theater is strategically placed to allow its activity to be viewed from within the grand processional.
